- buying a house; or
- moving home.
We limit ourselves mainly to freehold conveyancing so that we can offer the best quality service at the right price, and with the necessary speed and efficiency.

Conveyancing Pricing
Estimates for conveyancing prices are provided at the outset, based on the specific circumstances of a transaction.
This firm acts only where there is no lender involvement. All transactions are handled by the Firm's Principal Jonathan Howe, who qualified as a solicitor in 1995.
The work that will typically be undertaken for the fee agreed with you will include - taking your instructions and giving you preliminary advice - undertaking compliance obligations, including those required under anti-money laundering legislation - preparing/receiving and considering contract documents - preparing/answering preliminary enquiries - carrying out the required/recommended searches where property is being purchased - obtaining and considering planning documents as required - advising you on all documents and searches and reporting to you on the legal issues - arranging for you to sign the contract and transfer - agreeing a completion date and receiving deposit monies - exchanging contracts - completing the sale or purchase - dealing with Stamp Duty Land Tax elements and registration of the purchase - serving any required notices
Timescales There are many factors that can affect the timescale of a conveyancing transaction. It always has to be borne in mind that a chain can only ever proceed at the speed of the slowest link or party. Post the Covid 19 pandemic the timescales have increased significantly and a house move typically takes almost twice as long as it did prior to 2020. 4 to 6 months is the median length of time for a move from start to finish, but it depends on how many people are involved in the chain and what their particular circumstances are, and in many cases who their conveyancers are. We do our best to move at your pace and to meet your reasonable expectations.
